From Offer Accepted to Keys in Hand: What Croydon Estate Agents Do After You Say Yes

Getting your offer accepted is a brilliant feeling. You tell your family, you start mentally arranging the furniture, and you assume the hard part is over. Then reality creeps in. The weeks between “sold subject to contract” and getting the keys can be the most stressful stretch of the whole process, and that is exactly when Croydon estate agents earn their keep.

It helps to know what’s coming. Nobody enjoys being surprised in the middle of a purchase, so here’s an honest walk through what usually happens next and how to keep things moving.

Step 1: Sort your solicitor straight away

Don’t wait until you feel ready. Choose a conveyancer quickly and get your identification and proof of funds to them early. Delays at this stage tend to ripple through everything that follows, and a solicitor who’s chasing you for documents is a solicitor who isn’t yet chasing the other side. Ask how they’ll keep you updated, and whether you’ll deal with one person or a rotating cast.

Step 2: Get your mortgage in order

If you’re borrowing, your lender will arrange a valuation. This isn’t a full survey, and it exists to protect the lender, not you. Keep your paperwork up to date and answer any request for extra documents the same day if you can. Lenders can be slow, so the quicker you respond, the less time gets lost on your side of the table.

Step 3: Consider a proper survey

Depending on the age and condition of the property, a more detailed survey can reveal things a twenty-minute viewing never would. If something unexpected appears, don’t panic. A damp patch or an ageing roof doesn’t automatically mean the end of the road. Ask your agent and solicitor how it might be handled, whether that’s repairs, a conversation about price or a decision to walk away. Knowing your options is far better than finding out after you’ve moved in.

Step 4: Searches and legal checks

Your solicitor will request local authority searches and review the legal paperwork. Questions might come back about extensions, boundaries or lease details. These can take a while, and there’s very little you can do to speed them up, so patience helps. If your solicitor asks you something, answer it promptly. That’s the part you can control.

Step 5: Exchange and completion

Once everything is ready, contracts are exchanged and a completion date is fixed. At that point both sides are legally committed. On completion day, funds move, the keys are released and the property is yours. It can feel strangely anticlimactic after weeks of waiting, so plan something nice for that evening, even if it’s just a takeaway on a floor surrounded by boxes.

Why chains cause headaches

Many sales depend on other sales. If one link slows down, everyone waits, and it’s rarely anyone’s fault. A buyer’s mortgage might be delayed, or a seller’s own purchase might hit a snag. A good agent keeps in touch with everyone in the chain, spots problems early and nudges things along politely but persistently. That quiet, unglamorous work is a big part of the job.

What you can do to help

  • Reply to emails and calls quickly.
  • Keep your documents organised in one folder.
  • Ask for updates regularly rather than waiting to be told.
  • Be realistic about timelines, since several months is common.
  • Avoid big financial changes, like new credit or switching jobs, until you have the keys.

A word on staying calm

You’ll probably have at least one wobble along the way. That’s normal. Lean on your agent and solicitor for clear information, and try not to read too much into every silence. In most cases, quiet just means paperwork is moving.

When it all comes together, standing in your new home with the keys in your hand makes the effort feel worthwhile. And for what it’s worth, the people who stay organised and polite through the messy middle tend to have the smoothest ride.
